How the checks work

Methodology & data dates.

Understand the screen before you interpret a flag: how streets and postcodes are matched, what each check can and cannot tell you, and when each dataset was last retrieved.

Four things to know

What our checks can and cannot tell you.

Street checks are not property surveys

Conservation-area status uses the OS street midpoint. Listed records are those whose official title names the street nearby. Area layers use the published street bounding extents, which can cover adjacent land. These methods cannot establish protection, condition, risk or liability for an exact property.

Postcode centres are not boundaries

A postcode check uses the OS Code-Point Open centre, not the whole postcode. School and protected-tree screens use a 25 m buffer; flood screening adds no buffer. Confirm the exact property address with the original authority.

Prices and amenities are context

Neighbourhood medians cover all property types in 2023, not just flats, and are not valuations. The UK HPI series is Edinburgh-wide. Nearby distances are straight-line distances to OpenStreetMap points, not walking routes, and a mapped GP surgery does not mean you can register there.

Calculators and buyer packs

LBTT depends on the transaction and buyer circumstances. Repair shares depend first on the title deeds and the applicable legal rules. A buyer pack gathers prompts and arithmetic estimates; it is not a survey, legal or tax advice, or a solicitor’s report.

Data last checked: what the dates mean

These are the dates recorded with the actual downloaded datasets or existing rule-review notes, not the date this page was rebuilt. A retrieval date is not proof of a current exact-address check. Dates below are Europe/London calendar dates; all recorded November timestamps are GMT. Where a date was not recorded, we say so.

Street photographs: credits and matching

1036 street pages have a reviewed, openly licensed photograph in this one-off snapshot. Images are downloaded and served by this site; visitors do not request images from the original provider. No photo means we did not select a sufficiently confident match, not that the street has never been photographed.

Discovery uses Wikimedia Commons’ public API, including freely licensed Geograph copies. Each chosen file has the exact normalised street name in its title and a published geotag within 80 metres of the midpoint of the street’s OS Open Names bounding extent. That midpoint is not a street centreline or property boundary. Location metadata may contain errors; every published photograph was also visually screened for relevance and obvious quality problems. We skip interiors, unrelated details, unclear licences and uncertain matches.

Photographer, title, source and original licence are linked beside each image and recorded in the complete street-photo credits. Geograph originals are linked where recorded. Photos may be old: their date, where available, does not establish today’s appearance, condition, ownership or consent status.

Images are proportionally resized and compressed, never cropped, overlaid, upscaled or AI-generated. Any rights in our image derivatives are offered under the same linked licence as the original. CC BY-SA images retain the ShareAlike requirement; CC BY images retain attribution. These image licences do not relicense unrelated site text, software or official datasets. Commons reuse guidance · Geograph access and attribution policy.

This is a one-off cached selection, not a live street camera or a scheduled refresh. Use our corrections policy if a match seems wrong.

All-home prices and energy summaries

UK HPI uses the City of Edinburgh (S12000036) all-property average price and annual change, plus detached, semi-detached, terraced and flat prices from the same August 2026 release, published 21 October 2026. The sparkline spans August 2025–August 2026. These standardised (mix-adjusted) estimates are city-wide, not local valuations. Series and source manifest.

The 2020 in HM Land Registry’s copyright statement is the year in its required attribution wording, not the observation or release year. It is retained verbatim; the data release is August 2026.

Energy summaries use all dwelling types in the Scottish Government’s domestic EPC extract, not a flats-preferred sample. We show at least five certificates, the median numerical efficiency score mapped to a band, the share of published bands C or better, median floor area and the most frequent known construction-age band. The source covers assessments from October 2016 to September 2026 and was extracted on 21 October 2026. The publisher excludes superseded and not-for-issue records. Assessments can be old; this is not a census of housing or evidence of a valid current certificate for a particular home.

Street energy summaries use postcode centres within the OS street extent padded by about 30 m; where none match, the nearest postcode in the same district is used. Different streets can share matched postcodes, so street figures must not be summed. No individual EPC, address or source postcode lookup is republished. Non-address EPC fields are OGL; postcode/address fields have separate Royal Mail terms and are used only internally to group energy-performance information. Official extract and publication note · Processing and coverage manifest.

The hosted SEPA attribution PDFs omit only the ancillary contact email; required copyright and attribution wording is unchanged. The Flat Risk Check name, Flat Buyer’s Brief, flat pre-offer checklist, shared-repairs calculator and flat/tenement-specific guides retain their explicit scope. Shared-building questions apply only where a home has common parts. Council Tax, rents, catchments, parking, broadband and other area layers already cover homes generally; they are not exact-address findings.
