“Stockbridge” is not one conservation-area answer. Our local data includes nearby streets in New Town and a separate Stockbridge Colonies designation. Check the exact address, then check listing independently. A neighbourhood name in an advert does not tell you the statutory position.
The Colonies have their own history and designation
The council’s Colonies character appraisal says the Colonies conservation areas were designated in March 2013. It identifies the Stockbridge Colonies as Category B listed and describes terraces with external stairs and gardens north of the New Town, by the Water of Leith. This is a specific group: do not turn that statement into a claim that all Stockbridge flats are listed.
Compare the right streets
| Street | Conservation area at street midpoint | Matched listed records |
|---|---|---|
| St Stephen Street, EH3 | New Town | 14 |
| Raeburn Place, EH4 | New Town | 12 |
| Hugh Miller Place, EH3 | Stockbridge Colonies | 1 |
These are listed-building records whose titles name the street and which match our location check, not counts of flats. Street midpoints are only a starting point: boundaries can cross streets and records may use another address. Confirm the exact property on the council map. Source: council conservation boundaries and HES listing data; method and licences.
Explore New Town, Stockbridge Colonies and Inverleith on their separate boundary pages. The full street can extend beyond its midpoint’s area. Compare St Stephen Street and Hugh Miller Place before opening the exact listing.
What listing covers inside a flat
HES says listing covers both exterior and interior, subject to any formal legal exclusions. A short listing description that does not mention your room is not an exemption. If your purchase depends on an open-plan conversion, get property-specific advice before offering on that assumption.
Questions worth taking to the viewing
- Which official listing record covers the building, including its shared entrance?
- Have any internal walls, doors, windows or decorative features been altered, and what consents were obtained?
- What does the Home Report say about condition, and what shared works have owners discussed or agreed?
- What do the title deeds say about common stairs, roof, gardens and the share of repair costs?
Use the answers with your solicitor and surveyor. Listing describes special interest; it is not a building survey or a financial guarantee.
Questions buyers ask
Is Stockbridge all in the New Town Conservation Area?
Do not use Stockbridge as a single boundary label. Check the exact property against the council’s separate New Town, Inverleith and Stockbridge Colonies boundaries.
Are the Stockbridge Colonies listed?
The council’s Colonies character appraisal identifies the Stockbridge Colonies as Category B listed. Check the exact building’s record rather than applying that statement to every Stockbridge flat.
Does listing protect a flat’s interior too?
Yes. HES says listing covers exterior and interior, subject to any formal legal exclusions in the listing. A feature missing from the description is not automatically excluded.
General information from open data, not legal advice. Confirm the details with the council, Historic Environment Scotland or your solicitor.
Not legal advice. This is a plain-English summary of official sources to help you know what to ask. Every property is different, so check the details with your solicitor, surveyor or the council before you rely on it.
