Check the address behind the seaside description. The Council Portobello character appraisal (PDF) discusses the High Street, the Promenade and the area’s varied residential and industrial history. That setting is not a condition report, an insurance assessment or a single listing covering every flat.
Start with the High Street and Bath Street
| Street | Conservation area at street midpoint | Matched listed records |
|---|---|---|
| Portobello High Street, EH15 | Portobello | 23 |
| Bath Street, EH15 | Portobello | 18 |
These are listed-building records whose titles name the street and which match our location check, not counts of flats. Street midpoints are only a starting point: boundaries can cross streets and records may use another address. Confirm the exact property on the council map. Source: council conservation boundaries and HES listing data; method and licences.
Compare the streets and view the Portobello conservation map. A street’s matched-record total is not a count of flats or a ranking of building quality. Confirm the particular address on the council’s map and open its official listing if one applies.
Do proposed alterations change the decision?
Establish whether the building is listed before planning replacement windows, a new doorway or internal changes. HES says character-affecting alterations need listed-building consent, and listing can include interiors. Conservation-area controls are a separate check. Our windows guide gives the starting points, not permission for a specific flat.
Ask for evidence of condition, not a general verdict
Read the Home Report’s inspection and repair sections. If there are water marks, damp or recent repairs, ask your surveyor what further investigation is appropriate. Our street tool does not assess coastal exposure, flood risk or the cause of moisture. Do not infer any of those from the photograph or the neighbourhood name.
Shared parts need their own enquiries
Check the title deeds for common roofs, walls, stairs and the cost split. Ask the seller or factor about planned works, decisions, funds and insurance. A main-door flat can still have shared obligations; ask your solicitor what applies to the building rather than assuming separate access means separate costs.
One final pre-offer list
- Full address, boundary and listing record.
- Home Report date, repair recommendations and any estimates.
- Consents and paperwork for earlier alterations.
- Title-deed responsibilities and information about agreed shared works.
Use the answers to compare actual properties, not to make an unsupported judgement that all Portobello flats have the same risks.
Questions buyers ask
Is every Portobello flat listed?
No such conclusion follows from the place name. Check the exact building’s listing separately from the conservation boundary.
Does the tool show flood risk for Portobello?
No. Our lookup shows conservation and listed-building data, not flood risk, coastal exposure or insurance availability.
Does a main-door flat avoid shared repair costs?
Do not assume that. Ask your solicitor to check the title deeds and the parts of the building maintained with other owners.

Not legal advice. This is a plain-English summary of official sources to help you know what to ask. Every property is different, so check the details with your solicitor, surveyor or the council before you rely on it.
